A five-room HDB flat in Clementi recently changed hands for S$1.3 million, setting a new record for apartments of its size in the estate.
The apartment in question is located in Block 440C Clementi Avenue 3, part of the Clementi Cascadia BTO estate.
Its minimum occupation period (MOP) period ended last year.
This transaction breaks the record for the most expensive five-room flat in the estate.
The previous record was held by another flat — also located in Clementi Cascadia — that was sold for S$1.28 million last January.
The most interesting fact about the flat is how it commanded such a high price despite sitting somewhere from the fourth and sixth floors — relatively low levels compared to other million-dollar HDB flats.
Real estate website 99.co attributed this to the flat’s close proximity to nearby amenities. These include:
The flat is also located a stone’s throw away from educational institutions such as Nan Hua Primary, Anglo-Chinese Junior College, Anglo-Chinese School (Independent), as well as Singapore Polytechnic and Ngee Ann Polytechnic.
99.co noted that while the low-floor unit might be subject to “noise disturbances”, it’s a worthwhile ‘trade-off’ considering its convenient access to nearby amenities.
HDB’s resale record states that the flat has a floor area of 112 sqm, which translates to about S$11,607 per sqm.
The flat has 93 years and three months left on its lease.
