On Tuesday (12 Nov), the Housing Development Board (HDB) announced that 4,571 new BTO units will be available as part of November’s BTO exercise in Tengah, Tampines, and Ang Mo Kio.
Additionally, 3,599 units will also be available under the Sales of Balance Flats in matured estates like Bishan and Clementi, making this the largest HDB flat launch of the year.
Tengah may sound like an ulu AF estate right now, but everything is set to change, with the slew of developments happening in the coming years.

Tengah is set to transform into a “Forest Town” over the next few years. Living up to this name, BTO flats in the vicinity will be surrounded by greenery, making them the perfect abode for nature lovers.

November’s launch will see around 3,460 units being released across 3 adjacent sites along Tengah Garden Walk, Tengah Garden Avenue, and Tengah Drive.
They all come under 3 Tengah BTO projects named Garden Vines @ Tengah, Plantation Grange, and Plantation Village.
What we like: Nature-oriented, spanking new estate, cheaper than other mature estates
What we don’t like: Overly secluded – as of now – and far from town

With 7 schools, numerous sports facilities, a community centre, and places of worship just a stone’s throw away from the upcoming Yio Chu Kang Beacon, residents will have all their needs met with a large array of amenities.
The new Ang Mo Kio BTO flats sit along Ang Mo Kio Ave 9 and are a short walk from Yio Chu Kang MRT and bus interchange.
Only 450 BTO units will be available at the here, so expect stiff competition from fellow BTO hunters.

Located right next to Our Tampines Hub and the MRT, residents lucky enough to snag a unit at the new Tampines GreenSpring will reap the benefit of its convenient location.
But that’s not all. The true appeal of the new Tampines BTO lies in its price.
A 4-room flat at will cost around $394,000, $57,000 less than a similarly-sized flat at the Yio Chu Kang Beacon BTO.

The new Tampines GreenSpring flats are also a stone’s throw away from the trinity of malls around Tampines MRT, home to plenty of gourmet offerings and shops.
A total of 657 units will be launch during the November BTO launch.
