Yishun 10 will be redeveloped into residential building with street-level retail podium
Yishun 10, which houses Asia’s first multiplex cinema, is set to be redeveloped into a mixed-use development comprising mainly residential units and a street-level retail podium.
It current operations are thus expected to cease on 2 March 2027, said owner Frasers Property in a press release on Wednesday (2 Sept).

Redeveloped Yishun 10 set for completion in 2031
Frasers Property said the coming redevelopment of Yishun 10 will be the first residential launch in Yishun Central in more than a decade.
When completed in 2031, the 39,125-square-foot site in 51 Yishun Central 1 will have approximately 110 residential units, a retail podium on the ground floor and a landscaped facilities deck on the second storey.
The launch is targeted for the middle of next year, Frasers added.
Site rezoned from commercial use to mostly residential
The announcement comes almost four months after the Urban Redevelopment Authority (URA) listed a gazetted proposed amendment to the Master Plan 2025 involving the land parcel.
According to a written statement about the amendment, the majority of the site was proposed to be rezoned from commercial use to “residential with commercial at first storey” with a plot ratio of three.

The amendment was proposed “to facilitate a development proposal received by URA”, it said.
Frasers Property launches initiative to remember Yishun 10
Frasers Property Chief Executive Officer Soon Su Lin said the Yishun Central site would embark on its “next chapter” with a new development “that supports evolving lifestyle needs and aspirations”.
She noted that Yishun 10 holds a “special place” in the hearts of many Singaporeans who grew up in the vicinity.
Thus, the company has launched an initiative called “Yishun 10 Memories” to document and celebrate the building’s place in the community.

The public is invited to share memories and materials including photos and memorabilia on the building to be compiled as part of efforts to capture its stories and shared experiences, and trace its evolution as “one of Singapore’s pioneering suburban entertainment destinations”.
“Upcycled” artefacts may also be incorporated into the future development as community stories, artworks and interpretive murals.

Yishun 10 opened to much fanfare in 1992
Yishun 10, which opened in 1992, was notable for its 10-screen Golden Village cineplex — Asia’s first — signifying a marked shift from single-screen theatres.
Taking credit for its distinctive red and silver design, its architect, Geoff Melone, said it was designed to look like a spaceship had landed in Yishun.

Its opening was such a big deal that Hong Kong superstar Jackie Chan visited its construction site, reported Berita Harian.

The building also houses eateries such as Arnold’s Fried Chicken and Komala’s, as well as the Sri Murugan supermarket.
It closed briefly for renovations in 2010 and reopened sporting its current all-silver facade.
In June 2025, Frasers Property bought the cineplex from Golden Village for S$48 million. A few months later, it proceeded to buy the rest of the building from Frasers Centrepoint Trust, which it sponsors.
